How would you describe your role as Operations Manager, and what does a typical day look like for you?
My daily focus as Operations Manager at Keen on Rentals is to keep the property portfolio, tenants, landlords, and our team running smoothly. The day starts by prioritising what needs to be done first. There’s always a mix of planned and unexpected tasks to attend to. Often the prioritisation for urgent, important and essential activities happens before I even reach the office.
What industry lessons or experiences have had the biggest impact on how you manage operations now?
Tenant selection matters most – matching the right tenant with the right property. Clear expectations prevent issues. Tenants respond better when responsibilities are explained from the start. Systems and records save time. Detailed notes, inspection reports, and organised documents make it easier to manage multiple properties involving multiple team members.
Property management has many different moving parts. How do you ensure consistency, quality, and transparency across our property portfolio?
We have invested a lot of time in building our day to day processes. Each property manager knows their tasks and what they need to do. We are also early adopters and use the latest technology that is available to us, which helps us send clear and detailed communications to landlords and tenants.
You have shaped a lot of ways we deliver our Keen On service, what would you say differentiates us from other rental management companies?
At Keen on Rentals we work as a team. Our systems ensure that our property managers can find everything they need to know about each property. We meet as a team every week, so we all know what is happening with our tenants, with property maintenance tasks and with key changes happening in our sector. Anyone in our team can help a landlord, tenant, or contractor if they have a question or need help.
Being passed from one property manager to another with no continuity is one of the most common complaints we hear from unhappy landlords and tenants who come to us from other agencies.
What do you enjoy about living in Auckland City?
The city is multicultural, and you can always learn something about people, their different cultures and backgrounds, and what brings them here to New Zealand. As a property manager, that is one of the things that makes the work really interesting for me. No two days are the same, and I meet amazing people from all over the world.
